In the Smoky Mountains you can have a mix of wells, septic, city water and sewage. Sometimes in the neighborhood to your right or left you can have all 4! Each lot is very unique!
If you have a critical slope on your land, you will be looking at a more expensive foundation and professional inspection costs. You also need to take into consideration your land clearing costs in removing trees, putting in driveways and planning for septic fields or build times based on more challenging locations.
Other factors that can affect the price of your home are the finished exterior materials like brick versus vinyl siding. Brick is a great investment but can cost much more money in material and labor on the front end. You will enjoy better utility bills over the long haul and increased or sustained value in your home with brick. Alternately, HardieĀ® board is a common material in the mountains and is a fiber-concrete board that stands up to tough weather and is installed in a fraction of the time as brick. Additionally you can paint Hardy board to your desired color. Vinyl is the most cost effective material to use, but some upscale subdivisions will not allow much or any vinyl siding so be sure to pay attention to HOA rules when you purchase your land.
When looking at costs on the inside it is wise to think about what you'd like for flooring, counter tops, type of cabinets and appliance packages you would want. Luxury items like granite, custom cabinets and upscale tile or hardwood can dramatically increase your homes budget but do overall increase the value of your home.
Another area that can get pricey is a custom shower. Many homes are putting in custom trendy master showers and tubs which can be a beautiful asset to your home and life. Keeping in mind these bathrooms can cost 80% more than a typically fiberglass tub and vanity. As you prepare your budget make sure you plan ahead for your dream bathroom.
